Buying a mobile home is different from ordering something small online, so delivery needs to be handled a little differently too. The process involves transport scheduling, site access, setup coordination, and a few checks along the way.

The goal is to keep everything clear before your home is on the move, not after.

Order Processing

Once payment has been confirmed, the order moves into processing.

That stage usually takes between 3 and 5 business days. During that time, paperwork is reviewed, scheduling begins, and the home is prepared for transport. At busier times of year, it may take slightly longer, but you’ll be kept informed if that happens.

Delivery Cost

A flat delivery fee of $2,850 applies to mobile home purchases within the contiguous United States.

That amount covers specialized transportation to your prepared site. Initial setup is generally included as part of the delivery arrangement, with final details confirmed before the move is scheduled.

Delivery Timeframe

Delivery timing depends on where the home is going, whether permits are needed, and how transport scheduling lines up.

In most cases, delivery falls within 7 to 21 business days from dispatch.

Once the home is ready to move, the delivery team will be in touch to coordinate timing and confirm the next steps.

Updates While Your Home Is in Transit

Because mobile home delivery doesn’t always work like standard parcel shipping, live tracking may not always be available in the usual way.

What you can expect is regular communication by phone or email while the home is in transit, along with updates around dispatch, scheduling, and estimated arrival.

Where Delivery Is Available

Delivery is available throughout the contiguous United States.

If your site is in a remote area or has access conditions that may affect transport, it’s best to raise that early so it can be reviewed before scheduling is locked in.

Site Preparation

Before delivery day, the site needs to be ready.

That includes permits, access, and any preparation needed to receive and set the home properly. If the site isn’t ready when delivery is scheduled, delays and additional costs can come up, so this part matters more than people sometimes expect.

Inspection at Delivery

When the home arrives, it should be inspected before the paperwork is signed.

You, or someone authorized to act on your behalf, should be present to check for visible damage or anything that doesn’t match what was expected. If there’s an issue, it needs to be noted right away on the delivery documents.

If concealed damage is discovered shortly after delivery, it should be reported within 7 business days so it can be reviewed and handled properly.

If There’s Damage or a Problem

If something is found during inspection or shortly after delivery, report it as soon as possible with clear details.

Verified issues will be reviewed in line with the applicable warranty coverage and the delivery terms tied to the purchase.
