Because mobile homes involve preparation, scheduling, delivery, and setup, cancellations and refunds don’t work the same way they would for smaller purchases. Timing matters, and so does the stage your order is in.

You can request a cancellation, but the outcome depends on when that request comes in.
Within 48 hours of reserving
If you cancel within the first 48 hours and the home hasn’t entered preparation or delivery, the reservation fee and any initial down payment can be refunded in full.
After 48 hours, but before delivery or setup
If more than 48 hours have passed, the reservation fee may no longer be refundable. Any additional down payments may still be returned, minus any real costs already tied to your order, such as permits, pre-delivery work, or admin-related expenses.
After delivery or once setup has started
At that stage, cancellations usually aren’t possible. The main exception would be a serious, verifiable issue present at delivery that makes the home unlivable or materially different from what was agreed on.

Mobile homes are not returnable once they’ve been delivered to the customer’s site.
That’s simply because of the size, logistics, and installation involved.
There are only a few limited exceptions.
A return or replacement discussion may be possible in cases like these:
A serious manufacturing defect
If the home arrives with a major defect that affects structural integrity or habitability, and that issue was not disclosed before purchase, the issue may be addressed through repair, warranty service, or replacement, depending on the circumstances.
The wrong home was delivered
If the delivered model or confirmed specifications don’t match the order, the issue will need to be corrected.
If a refund is approved, here’s how it’s handled.
Refunds are usually processed within 7 to 14 business days
The refund goes back through the original payment method
Cash refunds are not issued
Refunds tied to defects are handled in line with warranty terms and applicable consumer protections
Some costs are generally non-refundable, especially once work has already started.
That typically includes:
Reservation fees after the first 48 hours
Costs already incurred because of a customer-initiated cancellation
Homes that have already been delivered and accepted, unless a valid exception applies
Damage that happens after delivery because of misuse, neglect, accident, or poor maintenance
Custom or special-order units once production has begun
Site preparation, utility hookups, or third-party services arranged outside the sale
New mobile homes come with a manufacturer’s warranty.
The exact coverage depends on the model purchased, and those details are provided at the time of sale. In some cases, extended warranty options may also be available.
